From February 10 / Online registry for 2.5 million Albanian properties, no one will be able to escape taxation

The government has made the decision to create a fiscal cadastre. But what does this mean for citizens?
Starting from February 10, all municipalities will begin registering around 2.5 million immovable properties owned by Albanians, entering the data into an electronic registry.
This process will also include concrete property details, such as surface area, reference prices of the area, the real market value of the property, possible liabilities, and tax exemptions.
All this data will be cross-checked with state agencies such as EDO, Water Supply and Sewerage utilities, etc., in order to clearly identify properties across the country.
“This registry will be digital, and any information about a property will be just one click away.
So we are leaving behind manual property searches and will now have everything available online.
This work process has one goal: the proper implementation of the property tax. As we speak today, not all properties are subject to taxation because authorities lack information.
In some areas, taxation is even applied as a flat rate due to insufficient data. Therefore, this registry, with all the details of each property, will ensure that no one can evade taxation,” said property expert Gjergji Begaj during a television interview.
This process comes at a time when the reassessment process also begins this month, during which thousands of citizens are expected to show interest in declaring their property either at market value or at the new reference price.
Once this process is completed, a clearer picture of property values across the country will be created, paving the way for taxation based on the market value of real estate in 2028.
