How the housing market in Korçë is changing: Prices, rentals, and construction challenges

Compared to coastal cities like Vlora or Saranda, property prices in Korçë are more moderate, but the upward trend is noticeable. For new 1+1 apartments, starting prices are around 800 euros per square meter. In the most desirable areas, especially in characteristic neighborhoods or for buildings with architectural value, prices can reach 1,200 to 1,500 euros per square meter.


Rents have also increased in recent years. For new apartments, monthly rents typically start at 300 euros, while for older properties, rents are around 200 euros per month. This indicates a steady rise in demand for housing, especially from local residents, young professionals working in the city, and returning emigrants for specific periods.


A key factor driving price increases is the lack of new construction supply. In recent years, there have been no major construction developments in Korçë, creating a mismatch between demand and supply. This has caused the prices of existing properties to rise, as new alternatives on the market are limited.


Korçë continues to maintain a unique profile in the Albanian real estate market as a city with history, culture, and a favorable climate for stable living. Although price increases are not as aggressive as in coastal areas or Tirana, it remains an area with good long-term investment potential, especially for those seeking properties with historical or tourist value.
